Apply through your county assessor. One-time application.
Propositions 60/90/19
Transfer your property tax base when moving to a new home of equal or lesser value. Prop 19 (2020) expanded this to anywhere in California.
Must be 55+ or severely disabled. File within 3 years of purchase.
Property Tax Postponement Program
Defer ALL property taxes until your home is sold. Must be 62+, own and occupy your home, and have household income under $49,017.

Over-65 Homestead Exemption
Automatic $10,000 exemption from school district taxes, plus your school taxes are frozen at the level when you turned 65.
Apply through your county appraisal district.
Tax Deferral
Postpone paying property taxes indefinitely. Taxes become due when you sell or no longer use the home as your primary residence.
Interest accrues at 5% per year. File an affidavit with your appraisal district.

Extra $50,000 exemption (on top of standard $50,000) for 65+ with household income under $36,614 (2024, adjusted annually).
Long-Term Senior Exemption
Up to 100% exemption if you're 65+, have lived in your home 25+ years, and your assessed value is under $250,000.
